Commercial & Institutional

Your property deserves better than what you've been settling for.

Most commercial properties manage lighting the same way they always have — reactive, seasonal, and vendor-dependent. There's a better way.

Last-minute seasonal scrambles

Every October the same chaos — booking crews late, paying premium rates, watching installs get rushed before Thanksgiving. A permanent program eliminates the annual vendor lottery entirely.

Your property goes dark after sunset

Guests, residents, and clients form impressions in the first 30 seconds of arrival. A dark or neglected exterior communicates exactly the wrong thing — regardless of what's happening inside.

Multiple vendors, zero accountability

One company for holiday lights, another for landscape lighting, a third for maintenance. When something's wrong, nobody owns it. One partner for all of it means one call and it's handled.

Annual costs that never go down

Renting seasonal displays year after year costs more than owning a permanent system within 3–4 seasons. The math is straightforward — one install, no annual vendor fees, app-controlled from your phone forever.

Board approvals that drag on

HOA boards and property managers need clear timelines, written proposals, and a vendor they can trust to execute without supervision. We've built our process around exactly that — no surprises, no overruns.

Luxury Homes & Estates

Your home after dark should be as impressive as it is in daylight.

Most luxury homes invest significantly in landscaping, architecture, and interiors — then let the exterior go completely dark after sunset. We fix that.

Holiday lighting is a ladder and a headache every year

The same tangled strings, the same precarious roofline climbs, the same November scramble to find a crew. We install, take down, and store everything — you just enjoy the season.

Permanent lighting that disappears into the architecture

Jellyfish permanent lighting installs once under your eaves and is invisible by day. 16 million colors, fully app-controlled — holiday mode, security lighting, party ambiance — all from your phone. Never hire a holiday crew again.

Your landscape investment is invisible after dark

Specimen trees, garden beds, stone walls, water features — all invisible the moment the sun sets. Architectural landscape lighting extends the life of your property investment into the evening hours when you actually use the outdoor space.

Arrival sequences that don't match the property

The driveway, gate, entry sequence, and facade are the first impression of your home. For properties at this level, that impression should be consistent — day, night, and every season.

Outdoor entertaining spaces that stop working at dusk

Terraces, pool areas, and outdoor kitchens designed for entertaining shouldn't go dark when guests are still there. Bistro lighting, water feature accents, and landscape layers keep the space alive after sunset.
